How Often Should You Service Your HVAC System? A Seasonal Maintenance Checklist

Most HVAC problems we get called out for weren't sudden — they built up slowly, from things a regular tune-up would have caught. Here's the maintenance schedule we actually recommend for Hudson Valley homeowners, not the vague "twice a year" advice you see everywhere.

Every Month (You Can Do This Yourself)

• Check your air filter and replace it if it looks gray or caked with dust — every 1–3 months depending on the filter type and whether you have pets
• Make sure nothing is blocking supply or return vents inside the house
• Walk past your outdoor condenser and clear leaves, grass clippings, or debris from around it

Spring (Before Cooling Season)

This is the single most important tune-up of the year if you have central air or a mini-split. We check refrigerant charge, clean the condenser coil, test capacitors and electrical connections, verify the thermostat is communicating properly, and confirm the system is actually cooling to the temperature you're setting.

Fall (Before Heating Season)

For furnaces: we inspect the heat exchanger, clean burners, check the flue and venting, test safety controls, and replace the filter. For oil burners: we clean the burner, replace the nozzle and filter, check the flue, and test the safety controls and ignition. For boilers: we check pressure, bleed radiators or zones as needed, and inspect for leaks or corrosion.

• Gas furnace: annual tune-up in early fall
• Oil burner: annual cleaning and tune-up — oil systems need this more than gas does
• Boiler: annual inspection, plus bleeding radiators as the season starts
• Heat pump: tune-up in fall in addition to spring, since it runs year-round

What Happens If You Skip Maintenance

Skipping tune-ups doesn't usually cause an immediate failure — it causes a slow decline. Efficiency drops, energy bills creep up, and small issues (a dirty coil, a weak capacitor, a slightly low refrigerant charge) turn into bigger, more expensive failures. On average, we see well-maintained systems last several years longer than neglected ones, which matters a lot when a full replacement runs into the thousands.

A Simple Rule of Thumb

If your system provides both heating and cooling (like a heat pump or mini-split), service it twice a year — spring and fall. If it only does one job (a furnace, boiler, oil burner, or standalone AC), service it once a year, timed right before its season starts.
